DEMOLITION & REPLACEMENT
This program is designed to
replace existing uninhabitable or dilapidated structures by
providing zero interest loans to very low-income homeowners
for the demolition and replacement of their home. Both SHIP
and HOME funds will be used for the construction of the new
home.
EXISTING HOME ELIGIBILITY REQUIREMENTS:

Mobile homes
may be replaced with a site built home. Mobile homes will not
be offered as a type of replacement
LOAN REQUIREMENTS:

Mortgage loans
will be 30 year, fixed rate, zero percent (0%) interest
«
Payments
will be equal monthly installments of principal, amortized
for 30 years
«
Monthly installments
will be payable to Marion County Community Services.
«
HOME
fund payments will be deferred.
«
Full repayment
will be required upon sale, refinance, or if not owner-occupied
as the primary residence.

Marion County SHIP Homeowner
Education Class
NEW CONSTRUCTION REQUIREMENTS:
A minimum of 3 housing plans will be available to select from.
Homes will be concrete block construction.
Construction and demolition contractors will be selected by
Marion County.
A new or retrofit of the existing well, septic, driveway apron, electric, and
demolition may be included as part of
the construction costs.
Energy Star recommendations will be used when cost effective.
