What We Do |

Assists
property owners wishing to start a road project or other assessment
for their area or subdivision
- Prepares certified mailings to notify all affected property owners
of a proposed assessment project in their area or subdivision
- Holds meetings to answer questions and provide information
- Tabulates petitions received based on a property ownership list
provided by the Marion County Property Appraiser
- Submits homeowner petitions and proposed projects to the Marion
County Board of County Commissioners for consideration and approval.
Board approval allows proposals to be obtained from engineering design
firms
- Oversees and coordinates FDOT permitting, design, and any water
management district requirements for the permitting and management of
road construction
- Prepares contract documents for the bidding out of the project
- Prepares the assessment rolls that are submitted to the Marion
County Tax Collector and the Marion County Property Appraiser
- Coordinates a project from the petition stage through the completion
of construction
- Notifies all assessable property owners by certified mail of the
amount owed and the date and time of the final public hearing

Certifies all assessment rolls annually for the Marion County Tax
Collector and the Marion County Property Appraiser
- Works with bond counsel, the Marion County Clerk of the Court, and county
finance staff to coordinate the assessment rolls, mailings,
financial information, and all events prior to the final public
hearing
- Coordinates the borrowing needed for the project
- Prepares all informational packets for the Marion County Board of
County Commissioners and attends all hearings to provide background
information

- Attends all pre-bid meetings and pre-construction conferences for
the approved project
- Prepares all addendum that may be required prior to bidding
- Prepares any change order requests required after the project is
under construction, and assists with presenting the change order
requests to the Marion County Board of County Commissioners for
consideration and approval
- Visits the construction project regularly from the first day of
construction through completion of any "punch list" items
- Handles all complaints, concerns, comments, or requests related to
the improvements from homeowners, contractors, and county staff
- Reviews, approves, or denies all construction progress payment
requests during construction and design
- Presents completed projects to the Marion County Board of County
Commissioners for commencement of the contractor's one (1) year warranty
period or final release
- Prepares amended assessment rolls after improvements
are completed so unused funds can be refunded to the property owners
