CODE states a parcel of record as of January 1, 1992 that is located in the rural land area may be subdivided for use of immediate family members for their primary residences, provided that the tract divided and the remaining parent tract are at least one acre in size.
OWNERS request waiver because they would like their son to move to their farm in the future. They also need to cut out one acre because they have refinanced their home and FHA does not want the mobile home as part of the farm, so right now their loan is held up.

L.D.C. Section 8.2.9.a (1) (a) - Major Site Plan Submittal
CODE states if collectively, all existing and proposed impervious surfaces exceed 35 percent of the gross site area, or if existing and proposed impervious surfaces collectively include 9,000 or more square feet of ground coverage a drainage plan shall
be submitted.
DEVELOPER requests waiver because the Scott family owns two parcels that are adjacent to each other. The lower back house parcel falls naturally to a pond which is on the second parcel. The house parcel is 19999-003-00 (47.84 acres) and the pond parcel is 19999-003-04 (79.86 acres) for a total of 127.70 acres. In their home plans, two more buildings and a driveway will be needed to complete their residence. A small utility building (24x16 square feet) is the current permit request and in the future a pool house of approximately 1,000 square feet will be applied for to all be built on this parcel (19999-003-00) as well. Drainage will continue to be directed toward and with the natural fall of the property to the back parcel with the pond (19999-003-04). The current square feet of impervious area is as follows: house 8,154, sidewalk 800, pool 4,128, and driveway 2,000. The future square feet of impervious area is as follows: utility building 384, pool house 1,000, and driveway.

Engineer requests reconsideration of waiver to include a future paved parking area. This waiver was reviewed by DRC on September 28, 2009.

L.D.C. Section 8.2.9.b - Submittal of Major Site Plan
CODE states a Major Site Plan is required to be submitted as provided for herein prior to the issuance of a Building Permit or prior to the construction of site improvements.
DEVELOPER requests waiver because Marion County would like to construct a 45'x76' warehouse, 40'X 40' centrifuge building, a dump station, and future paved parking at the Silver Springs Shores Wastewater Treatment Facility. The existing Drainage Retention Area has been analyzed to accept the existing and proposed improvements, and meets the County drainage requirements (100-yr, 24-hr post minus pre storm event). Also, the majority of the conveyance system is by sheet flow or grassed swales. This site is not in a flood zone and there are no flooding problems in this area.
