The term ‘Zoning’ refers to the classification of land into
districts for the purpose of regulating the use of land and
placement and size of buildings.
The Zoning Department is governed under the Marion County Land
Development Code (LDC). Zoning regulations consist of a
county-commission approved zoning map showing the boundaries of a
particular district with text describing the approved uses for that
land.
The Growth Management Bureau’s Zoning Department regulates the
location, height and size of buildings and structures on Marion
County property. The department enforces zoning regulations in order
to protect the health, safety and well-being of all who live and
work in Marion County.
The Zoning Department is also responsible for maintaining the
county’s standards and statutes in relation to what percentage of a
lot or tract may be built upon or occupied. We also check that all
zoning requests conform to LDC requirements for the area’s
population density limit, the location of residential, industrial,
recreation and commercial structures, and how unincorporated areas
of Marion County shall be zoned.
Both the Zoning Department and the Development Review Department
evaluate and examine all new building permit applications submitted
to the Building Department. This is done to ensure that all new
structures (residential and commercial) abide by the Marion County
Land Development Code.
